Chiller lines require a vapor barrier. We focus on sealing the pipe completely to prevent ambient air from touching the cold surface. This eliminates condensation, which prevents water from dripping onto your floors or electrical equipment.
Steam lines operate at extremely high temperatures. Proper insulation reduces “heat sink,” ensuring the steam reaches its destination at the correct pressure and temperature. This significantly reduces your boiler’s fuel consumption and prevents accidental burns in the workplace.

Emergency Questions
Immediate action is required if you notice any of the following:
Excessive Condensation (Sweating): On chiller lines, this can lead to water pooling near electrical systems or causing slip hazards.
Exposed Steam Pipes: If cladding is damaged or missing, the radiant heat can damage nearby sensitive equipment or cause severe burns to staff.
Strange Odors or Smoke: This may indicate that the insulation material is being scorched or that a leak is hidden beneath the cladding.
Icing on Pipes: Thick ice buildup on cold lines indicates a vapor barrier failure, which can lead to pipe bursts if left unaddressed.
Safety first. Isolate the line if possible and clear the area of personnel. Do not attempt to strip the insulation while the line is pressurized. Once the steam is shut off, call us. We specialize in removing damaged, saturated insulation and re-fabricating the cladding to get your line back in operation quickly.

Generally, insulation that has been exposed to extreme fire or high-pressure water from fire hoses loses its thermal properties and must be replaced. We can conduct a Post-Incident Assessment to determine which sections are still safe and which require urgent replacement to restore your fire protection rating.
CUI (Corrosion Under Insulation) is a hidden danger. If moisture gets trapped between the pipe and the insulation, the pipe can rust through without anyone seeing it. If you see rust colored water dripping from your cladding, this is an urgent situation that requires an inspection before a catastrophic pipe failure occurs.
